The Health & Safety Executive guidance document HSG264 – Asbestos: The Survey Guide prescribes two different types of asbestos surveys. They are:

  • Management Surveys; and
  • Refurbishment & Demolition Surveys

Management Surveys

Management Surveys are the ‘standard’ type of survey and will identify, as far as reasonably practicable, all asbestos containing materials (ACMs) which could be damaged or disturbed during normal occupancy, including foreseeable light maintenance and installation work, and may involve minor intrusive work depending upon the buildings’ age, construction and use. Management Surveys are legally required for all non-domestic premises and the communal areas of domestic premises, but are also suitable for purchasing a property or simply for peace of mind. 

Refurbishment & Demolition Surveys

Refurbishment & Demolition Surveys will identify, as far as reasonably practicable, all ACMs within the areas where major refurbishment and/or demolition work will take place and must be carried out BEFORE any work commences. Although HSG264 – Asbestos: The Survey Guide prescribes this as one survey, we have split them into ‘Refurbishment Survey’ and ‘Demolition Survey’ as the level of intrusion can be exceedingly different. Nonetheless, both types of surveys will involve destructive techniques to gain access to the inner fabric of the building (e.g., within voids and cavities, behind door architraves, etc.). For this reason, we will only carry out Refurbishment & Demolition Surveys to unoccupied (or largely unoccupied) buildings.

Sometimes, it may be necessary to combine a Management Survey with a Refurbishment and/or Demolition Survey. For example, if a homeowner decides to demolish the detached garage at the side of the property and renovate their kitchen and bathroom, we will be able to provide the following services:

  • A Demolition Survey to the detached garage
  • A Refurbishment Survey to the kitchen and bathroom; and
  • A Management Survey to the rest of the property for extra peace of mind

Reinspection Surveys

Although not prescribed with HSG264 – Asbestos: The Survey Guide, we are also able to carry out Reinspection Surveys. Regulation 4(9)(a) of The Control of Asbestos Regulations 2012 prescribes the requirement to periodically inspect ACMs in non-domestic premises to ensure that their location has not changed and that their condition has not deteriorated. Reinspection Surveys will not only allow you to comply with this Regulation, but they will also ensure the continued safety of the building occupants. We will also review and update the existing Asbestos Management Plan for the premises.

Ad Hoc Sampling

We are able to carry out Ad Hoc Sampling if you only require one or two specific materials to be sampled in order to ascertain the presence or absence of asbestos. Although this does not constitute a form of asbestos survey, we are able to provide specialist advice on the ‘next steps to take’ if the materials are confirmed to contain asbestos.

Active Management Package

We have created an Active Management Package specifically for commercial Clients who own or manage one or several premises. This package will combine multiple services into one cost-effective asbestos management solution, and an Asbestos Management Plan for each premises will also be prepared which will contain all the information you need to effectively manage your asbestos, including reinspection arrangements, an asbestos register, the emergency procedures to follow in the event an ACM is accidentally damaged, and much more.
